Agent, Broker, REALTOR — What's the Difference?
In North Carolina, every real estate professional is licensed as a broker by the state. "REALTOR®" is a separate membership designation for those who join the National Association of REALTORS® and agree to its code of ethics. So a person can be a licensed broker without being a REALTOR, but a REALTOR is always a licensed professional bound by an additional ethical code.
How Licensing Is Regulated
The North Carolina Real Estate Commission licenses brokers, sets education and conduct standards, and lets consumers verify a license and check disciplinary history. Confirming an agent's active license is a sensible first step for anyone hiring representation.
What a Good Agent Does
- For buyers: interprets the market, finds and evaluates homes, structures offers, coordinates inspections and due diligence, and manages the transaction to closing.
- For sellers: prices strategically, prepares and markets the home, negotiates offers, and shepherds the deal through the North Carolina process.
- For everyone: provides local knowledge — and in this area, that includes lake-specific expertise around docks, shoreline rules, and water categories.
How Agents Are Paid
Compensation is negotiable and should be discussed and put in writing up front. Recent industry changes have made agent fees more transparent for both buyers and sellers, so ask clear questions about what services are included and how the agent is compensated before you sign an agreement.

- Look for genuine local and, if relevant, lakefront experience.
